Support and advice for businesses affected by the October 2022 floods.
Building approvals after floods
After a flood, you may need to repair, or rebuild a building. The structural integrity of a building may have also been impacted by the flood waters.
If you have concerns regarding the structure integrity of a building or would like to discuss any building permit needs, please contact the Building Services Team on 03 5795 0000 or email info@strathbogie.vic.gov.au.
When you don’t need building approval
You don’t need building approval if you’re repairing or replacing:
- fixtures
- wall or ceiling linings
- kitchen cupboards
- vanity units
- floor coverings.
However, all materials used in the work must meet relevant Australian Standards, and linings must be fixed according to the manufacturer’s installation instructions.
When you do need building approval
You do need a building permit to carry out more extensive work that affects the building’s structural components.
Please also note that where you are engaging in building work that exceeds $10,000 further conditions apply. For more information regarding this and repairing after a flood event, see the Victorian Building Authority.
Mould management and your health
After flooding, excess moisture and pooled water can cause mould growth in your business premises. This may be a health risk for you, your staff and customers.
Returning to your business premises
When returning to your business premises after a flood, be aware of any visible mould or a musty smell. High mould levels are likely if the building has been flooded for more than two days.
To prevent mould growth, clean up and dry out the building as quickly as possible. Before you clean-up, remember that not everyone is suited to working in damp, potentially mouldy conditions.
Removing mould
If you decide to remove the mould yourself, ensure good ventilation and wear protective clothing such as a shower cap, rubber gloves, eye protection, overalls, suitable footwear and a P1 or P2 face mask.
For information on how to clean up and remove mould and it’s adverse health effects, go to Better Health: Mould.
