This refers to the financial year the notice applies to, which runs from July 1 to June 30.
A unique identifier assigned by council to each separately rated assessment/property. It’s useful when making enquiries or filling out forms.

You can opt to receive your rate notices via email by registering online.
Rates are paid in four instalments. The first is due by September 30. Late payments attract interest.
Includes your property’s address, title details, Australian Valuation Property Classification Code (AVPCC) and owner information. The AVPCC is assigned by the Valuer General of Victoria and reflects how the land is used.
Site Value (SV): The value of the land only, assuming no improvements. Used for Land Tax.
Capital Improved Value (CIV): The total market value of the land, buildings, and improvements. Used to calculate rates.
Net Annual Value (NAV): For residential properties, this is 5% of the CIV. For non-residential properties, it’s either the annual rental value or 5% of the CIV, whichever is higher.
Rate: Calculated by multiplying the CIV by the rate in the dollar. Rate in the dollar is different for each of the five differential classifications. This example is a ‘Residential’ property. Rate in the dollar for residential properties in 2025/26 is $0.00318893. A table of the five differential classifications and their rate in the dollar is located on the reverse of your rate notice.
Kerbside Waste: Fees for waste services, determined by type and size of bins.
Pension Rebate: If applicable, it will be shown here. If concession details are missing from your notice and you think you might be eligible, you can check eligibility criteria and apply here: www.services.dffh.vic.gov.au/municipal-rates-concession.
Any payments or changes made after this date may not be reflected on the notice.
A state levy collected by council and passed on, in full, to the state government, made up of fixed and variable components based on the CIV.
The full amount payable for the 2025/26 year (as at 20th August 2025), including any arrears. This amount does not include any supplementary changes (improvements or otherwise). To avoid accruing more interest, Arrears should be paid immediately.
